A full-depth reconstruction is planned for Talley Loop from Cullen Boulevard north to where the road bends west towards Garlic Creek Drive.

MAJOR UPDATE DECEMBER 19, 2024: During the initial excavation of Talley Loop we discovered the original developer’s non-compliant construction of the roadway and the improper coverage of utilities (Water and Wastewater) in the road. This is the likely causation of the premature failure of the roadway the neighborhood experienced. As a result of the discovery, The City required the contractor to hold on work, pending the redesign of the roadway using an underlayment called geo-grid. The intent of this material is to bind with the base materials at the same dimensions as previously existed to provide lateral strength to the roadway. Our Geotechnical Engineers (GE) contacted the geo-grid manufacturer on Tuesday, December 17 to verify the performance of the material is suitable for the roadway. We apologize for the short-term inconvenience for the homeowners and motorists that are experiencing this temporary condition. We appreciate your understanding and patience as we strive to continue the project and provide you with a new roadway that will last the full 20-year designed life!
Council awarded the project to Lone Star Sitework, LLC on September 17, 2024. Construction will begin on or around November 12, 2024.
Estimated construction time is 120 days. Construction will be conducted in three phases:
Phase I - Construction will begin on the west half of the street, working from north to south and ending at Heep Run.
Phase II - Construction will begin on the east half of the street, working from Heep Run and continuing north to the bend.
Phase III - Construction will begin on the section from Heep Run to Cullen Blvd.
The pavement recommendation was presented to the Buda Bond Oversight Committee on Nov. 20, 2023 and Jan. 22, 2024. A public and neighborhood meeting was held on Dec. 4, 2023, at the Garlic Creek Amenity Center. Stakeholder input has and will shape and guide the project as it moves through final design. Bond Amount: $1,120,000
